Broadway Park is a 75-acre site less than 2.5 miles south of downtown Denver’s civic center well served by highway, arterial roads, and transit.
Broadway Park is at the nexus of multimodal transportation, convenient to car, truck, bus, rail, bicycle, and pedestrian mobility. Already well positioned for automobile access, it is now served by two light rail stations, is an important transfer point between multiple bus routes and several light rail lines, and will become a preferred bike and pedestrian route merging communities in central Denver.
A series of parks and public open spaces link one to the other down the spine of the District, providing multiple ways to play, relax, and linger. The District’s buildings are beautifully positioned to capture views of the Front Range—the epitome of Colorado living.
In order to make Broadway Park successful, the design team followed key principles of successful urban design and place-making. When applied effectively, these principles will enhance the appearance, connectivity, public spaces, and uses of the development, making it an authentic and genuine place, within which people want to live, commute, work, shop, and spend their free time.
Get to know the neighborhood
Retail frontages will be the base of many buildings regardless of type to activate and energize the street. This future retail along with existing grocery, hardware and restaurants will cater to the daily needs of the on-site community and visitors to Broadway Park.
The initial phases of residential are concentrated within the Northwest District @ Broadway Park which comprises multi-family in three phases that is adjacent to a new 0.64 acre Mercado, or public plaza, that will be activated by surrounding retail and programmed by events. Ultimate build out at Broadway Park anticipates up to 5,000 dwelling units.
The initial office developments will be located within the Southern District @ Broadway Park and will comprise stand-alone office buildings fronting South Broadway and an urban office campus of 5 buildings and up to 950,000sf.
Hotel opportunities will support uses at Broadway Park and regional draws such as the nearby entertainment district and sporting venues.
